Steps To Selling A House

By following the steps mentioned below, you will be on your way to selling your home.

Preparing Your Home For Marketing

-LANDSCAPING: Often overlooked, landscaping is one of the most important aspects to a home selling fast. It is the first impression a buyer will get of the property, and if it is overlooked, buyers may rule your house out by just driving by. So make sure to trim shrubs, and have the lawn mowed, along with some fresh ground cover such as mulch or pine needles.

-REPAINT AND TOUCH UP WALLS: Wiping down walls to remove marks and smudges is always a good start. If there are some bold colors, then it may be worthwhile to paint the walls a more neutral color.

-CLEAN AND DECLUTTER: Make sure you clean your house thoroughly including light fixtures, base boards, doors, walls, cabinets, and all hardware. While cleaning make sure that all of the lights in the house are working and there are no burnt or missing bulbs. This will help for when the pictures of the house are taken.

-ORGANIZE CLOSETS/CABINETS: If your closets and cabinets are filled to the brim, then you may want to go ahead and purge before listing. If you are selling your house then you are going to have to pack everything. Go through your belongings and determine what you want to keep, donate, or throw away. By doing so prior to listing, it will give you home the appearance of more storage space.

-REMOVE EXCESS FURNITURE: If there is too much furniture in a room, remove some of it. Too much furniture will make the room seem smaller than it actually is.

-REPAIRS: If you have any smaller home repairs that need to be completed, be sure to do them now. You don’t want a potential buyer walking through your home looking at things that need to be repaired and which could cause them to buy another home.

-DEPERSONALIZE: By depersonalizing the home you will need to remove some of the personal photos and belongings. When buyers see photos of other people, it can make it harder for them to picture themselves in the home.

-REMOVE CLUTTER: Prior to showings, make sure to walk through the house and remove any clutter that may have accumulated, including laundry, dishes, and other personal items.

-OPEN BLINDS/DRAPERIES: You should always open all of the blinds and drapes when you know the property will be shown. You want as much light as possible throughout the house, this includes turning on all of the lights in the house.

-CLEAN KITCHEN: Make sure all of the dishes are either put in the dishwasher or back in the cabinets. Clean off countertops in order to show off the space. If at all possible, avoid cooking in the kitchen prior to showings to insure no odors linger in the house.

-CLEAN BATHROOMS: Just like the kitchen, clean up the bathroom and clear off the countertops. Place all dirty laundry in the laundry basket and put the basket in the laundry room.

-LINE UP MOVERS: Moving companies can book up quickly so make sure to line up your movers a couple of weeks in advance of the closing.

-CANCEL SERVICES: Once you are about a week out of closing, you should call and cancel or transfer all of your services. These would include but are not limited to cable, internet, phone, electric, sanitation, water, and homeowners insurance.

-LEAVE MANUELS: Leave any manuals for appliances or fixtures that are staying with the property. If you happen to have a homeowners association, then you may leave the covenants and bylaws.

-CHANGE OF ADDRESS: Notify everyone that you are moving and make sure to fill out a change of address with the United States Postal Services.

-IDENTIFICATION: Make sure to bring a valid state or government issued photo identification to closing.

-ACCESS: Make sure to bring either a key or a garage door opener to closing to allow the new buyers to access the home. If you leave other keys or the garage door openers at your house place them in a drawer in the kitchen or on the kitchen counter. If you have a security code make sure to give this to the new buyers, as they may need it in order to change the code with the company when they set up service.
